Fire doors,
a discipline in their own right.
Surveys, installation, remedial works and periodic inspections. Fire door sets treated as a trade of their own, not an add-on to someone else's package.
A complete
tested set.
A compartment line is only as strong as the doors that pass through it. Every wall we seal is worth what the door next to it is worth, which is why we run fire doors as a standalone division rather than a line item at the end of a fire stopping package.
A fire door performs only as a complete set. Leaf, frame, intumescent and smoke seals, glazing and ironmongery all have to be correct and compatible, because the set was tested as an assembly, not as parts. Get one component wrong, or fit the right component the wrong way, and the rating on the label stops meaning anything.
So we work to the doorset's own tested specification and record what we did against it. Every leaf is logged in OneTrace against its location, with photographs taken at the time of the work, giving the building a door register that still makes sense years after we have left site.
Two service areas.

Fire Door Surveys and Inspections
Condition surveys, defect schedules and periodic inspection programmes, with every leaf logged against its location so the door register holds up.

Fire Door Installation and Remedials
Complete doorsets installed to the manufacturer's tested specification, and remedial works that bring existing doors back to it.
Survey to
door register.
- 01
Survey
Every leaf checked against the specification it should meet, and the defects recorded and ranked so the programme starts where the risk is.
- 02
Specify
The right doorset or the right repair, chosen against the tested specification and its field of application, priced honestly when replacement is the only correct answer.
- 03
Install
Doorsets fitted as complete assemblies, sequenced around occupied floors, with openings left secure and usable at the end of every shift.
- 04
Inspect and record
Photographic evidence and location records captured at the time of the work, then periodic inspections that keep the door register current.
What the
regulations ask.
In multi-occupied residential buildings with a storey above 11 metres, the Fire Safety (England) Regulations 2022 ask the responsible person to check communal fire doors quarterly, and to use best endeavours to check flat entrance doors annually. That is a recurring obligation with a paper trail attached, not a one-off exercise.
- Quarterly checks on fire doors in common parts
- Annual checks on flat entrance doors, on a best endeavours basis
- Records kept in a form the responsible person can produce on request
We run those programmes for building owners and managing agents, and hand back the evidence in a structure that can be shown to a fire officer without a scramble.
